Purchasing tax delinquent properties is just the beginning. The most important step is finding a way to sell the property as quickly and efficiently as possible in order to maximize profitability. Right now, I’m going to teach you how to sell your property using eBay. You may be surprised to learn that hundreds of properties are sold every day on eBay. You can either list a property with reserves, which is the minimum amount you are willing to accept, or without reserves. Not only can you control the minimum purchase price using reserves, but you can also impact the speed of the sale since bidding lasts seven to ten to thirty days. Rather than waiting around for a buyer, place your property on eBay for thirty days and be highly confident of a quick sale. And when you offer the property without a reserve, you are virtually guaranteed a sale.

In addition to recouping your initial investment, you will make a tidy profit that you can use to immediately continue investing. The speed of sale is especially important when you are just starting out since you may not have a lot of investment dollars available. By rolling your profits into your investment account, you create a snowball effect in which you can obtain more properties more quickly.

The major drawback to using eBay is that you may not reach the property’s full market potential. We all know eBay shoppers are looking for a good deal, so you may not get the highest possible price. Even though you may sacrifice a little on price, you are making money quickly. Using a realtor, it can take up to eight months or more for your property to sell. Selling through eBay makes sense because you probably need your money back fast in order to keep going.

In a three month period, I was able to turn my initial investment over many times just by buying and selling on the internet. As a result, I made a lot more money than I would have by holding a property for six or eight months using traditional methods.

When it comes to selling property, most people think they only have two options. Either use a realtor or offer it for sale by owner (FSBO). There are actually several other ways to sell your land fast, at the right price, without using either of these methods.  Here are several ways that our outlined in the new Land Profit Generator.

Here are just a few considerations for selling your property without a realtor.
• Before attempting to sell any property, you should make simple improvements. There are numerous options for improving a piece of land in order to attract the most number of possible buyers. These are relatively simple and inexpensive enhancements that can dramatically increase a property’s value. Be creative and take an objective look at your property.
• Give bartering a try. The concept of bartering or trading is experiencing resurgence in popularity. You can find a network with a quick internet search. Join the group and offer your property for sale. Once sold, you receive barter dollars that you can use to purchase services or products from other network members.
• Create your own webpage. Developing a webpage is fast and relatively inexpensive depending on the complexity of the site. If you are a remotely savvy computer user, you can even do it yourself. A simple Google search will give you plenty of information to get started. You can even find templates that make it extremely easy. Just be creative and selective with your content.
• Use eBay. eBay is the premier online auction site for buyers and sellers around the world. Take advantage of the sheer volume of potential buyers available here.
• Exchange your property as a down payment for another piece of real estate. Do a little networking to locate a builder or other investors who may have an interest in your property.
• Consider donating the property in order to take advantage of the tax benefits. If you choose to go this route, seek the advice of a qualified tax attorney or CPA. There are numerous legalities involved in this process, and a professional can help you navigate the pros and cons of such a transaction.
• Offer seller financing. In this scenario, you become the bank or note holder. Using this method, you can potentially increase the price tag of your property above market value. For example, if you purchase a property for $1,000 that is valued at $15,000, you could offer the property for $17,000 which includes a $2,000 down payment. You then finance the remaining $15,000 taking payments of $200 per month for eight to ten years yielding a ten to thirteen percent rate of return.

Once you have made the decision to begin investing in real estate, you want to consider raw land as part of your investment strategy. A well chosen piece of undeveloped property can exponentially increase your initial investment. The great news is there is still plenty of vacant land available for you to purchase at a fraction of its real value. As you do speak with property owners, you will find that most people who are delinquent have either simply lost interest in the property, did not want it to begin with, or just do not have the ability to pay the taxes. And occasionally, you will find a person who forgot to pay the taxes and now do not want to incur the fees and penalties associated with delinquency. Regardless of the specific reason, you have nothing to lose by simply asking if they are interested in getting rid of the property. This is how I got started with real estate investing, and the rewards have been substantial. I buy the land at an incredibly discounted rate then quickly sell it to another investor. Believe it or not, I can get the property so cheap, that another investor will have no problem making money for him on the same property.
